摘要:随着我国经济的高速发展、政府一系列房地产宏观调控政策的出台、国内外经济、政治的影响，我国房地产行业的发展也受到了很大的影响，而我国整个国名经济的发展对房地产行业的依赖程度很深，房地产业的健康发展有着十分重要的作用，而作为占整个房地产行业80%的中小型房地产企业，其在当前乃至未来是否能健康发展又有着至关重要的影响。可见中小型房地产企业在房地产行业中的主力军的地位居高。但是中小房地产企业面临着获取土地、融资、收益压缩和资金来源等方面的诸多困扰和挑战。因此本课题在分析了当前重庆中小房地产企业现状、相应的问题、原因，针对问题提出相应的发展策略，为重庆中小房地产企业在以后的发展提出浅显的意见和建议。
本文以最近国家出台的“国五条”为背景，首先介绍我国经济背景、接着介绍我国房地产行业整个行业的发展情况，再介绍重庆房地产的情况，通过介绍一系列的相关情况，通过SWOT分析法，分析出重庆中小房地产企业面临的问题。针对各个问题最终给出相应的策略。
论文为了实现本次研究的目的，在整个过程中运用了理论分析、政策分析、数据调查、比较等方法以获取相关信息，并为论文的书写奠定了相关基础。与此同时本课题还运用了大学期间所学的相关管理方法：企业战略管理、市场营销等的管理方法，通过运用这些方法，让中小房地产企业在当前所发展现状的基础上进行了升华和创新。最后藉此研究结果，以点带面，对于广大的中小型房地产企业发展也具有普遍意义。

ABSTRACT:With China's rapid economic development, the government a series of real estate macro control policies, domestic and international economic, political influence, China's real estate industry has also been a great influence, is well known in the economic development of the real estate industry has a pivotal role in , while small and medium real estate companies in the real estate industry accounted for 80%, showing that small and medium real estate companies in the real estate industry, the main force among the high ground. In this paper, recent national introduction of the "five countries" as the background, first introduced the background of China's economy, China's real estate industry, then introduces the development of the whole industry, and then introduce the real estate situation in Chongqing, by introducing a series of relevant circumstances, through the SWOT analysis, analysis of Chongqing sized real estate enterprises are facing problems. For each question ultimately given the appropriate strategy.
Papers in the research process fully theoretical analysis, policy analysis, survey data, comparative method as the basic research methods, while the corporate strategic management, marketing and other disciplines, management methods and tools applied to the research projects go, the realization of small and medium real estate companies current situation and development strategy of systematic research, carried out on existing research innovation and deepened. Finally take the findings point to an area, where the majority of small and medium enterprise development, real estate also has a universal significance.
